Virginia permits (and encourages) real estate brokers to act as
Buyer Brokers when representing parties who are in process
of purchasing a home. Truthfully, I prefer working as a buyer
broker when selling homes. The buyers I represent (when working
as their Buyer Broker) benefit from the many years of experience
I have in the real estate business; I have represented hundreds
of families in purchasing homes in our area.
Traditionally, real estate brokers worked for the party selling their
property. However, buyer brokers work for buyers. Many have the
misconception that buyers must pay brokers to represent them. This is
not the case. In most cases, sellers are willing to pay brokers
representing buyers. They already have a broker representing them
(the listing broker) and that broker is protecting the seller's
interest. The buyer broker is protecting the buyer's interests. As a
buyer you must ask yourself this question: "Do I want to have a
broker looking out for my interests when I am purchasing a home?" If
you do not then you should opt to have both brokers act for the
seller. If you want someone to look out for your interests you should
opt to enter into a Buyer Brokerage Agreement with a broker.
